Project Management

CSMI provides complete construction project management services. These services range from acting as construction manager on multifamily remediation projects to serving as a member of the design team providing input regarding costs, constructability, durability of materials, and long-term maintenance plans. In 2005 Washington State enacted a law (RCW 64.55 – House Bill 1848) requiring third party inspection of multifamily construction and repair. Our experience in the investigation of defective construction combined with our experience as a general contractor makes us qualified to act as the third party inspector in order to comply with the House Bill. Scope of Services

  • Building site investigations and analysis.
  • Onsite construction supervision and administrative services.
  • Constructability review of design documents.
  • Schedule management, control, and analysis.
  • Participate in the evaluation and recommendation of value engineering measures.
  • Development and Implementation of quality control plans.
  • Securing permits, bonds, and insurance.
  • Provide cost budget, cost forecasts, and cost monitoring management services.
  • Assist in negotiations for change order requests and change orders. Implement tracking systems to monitor and control the status of change orders and change order requests.
  • Coordination with design professionals and city, county, and state departments.
  • Monitoring and documentation of construction progress (photograph, video, written).
  • Development and implementation of construction safety plans including accident prevention programs.
  • Verification that construction is performed in accordance with plans and specifications.
  • Review of completed work compared with contractor pay requests.
  • Quality control regarding details, specifications, manufacturer’s instructions and industry standards.
  • Review and analyze schedule including critical path method, schedule updates, baseline, as-built, and “look ahead” schedules.
  • Provide consultation on technical and contractual issues that arise during construction between general contractor, subcontractors, and design team.
  • Preparation of reports including daily, weekly, monthly, pre-project, and post-project related to construction tasks.

  • Project management of 27 building multifamily project in Portland, OR. Project valuation – $2,000,000+. Tasks for project included: assist with building permit, details, site plan, permit documents. Coordinate with contractor in prosecuting work efficiently and timely. Prepare and update schedule bi-weekly. Monitor day-to-day activity for conformance with details, standard practices, and permit requirements. Review, analyze, and respond to RFI’s, change orders, proposals, and valuation of the work to budget. Provide formal maintenance schedule and owner’s manual for the products installed.
  • Project management of 12 building multifamily project in Vancouver, WA. Project valuation – $1,000,000+. Tasks for project included: Procure all design and engineering for complete redesign of building envelope (flashings, building wrap, siding, and transitions), full-time observation of contractor’s work, window testing and other testing to meet contractual requirements.
  • Assisted DBE General Contractor in completing public works airport project. Tasks for project included: on site subcontractor management, design and construction meetings, O&M manuals, as-built drawings, change order reconciliation, and project close-out with the owner, suppliers, and subcontractors.
  • Completed large hotel project for out-of-state owner when contractor abandoned the project.
  • Successfully completed construction projects where the contractor has defaulted for financial reasons.
  • Monitored the reconstruction of property damaged by wind, rain, and storms.
  • Recommended alternative methods of repair that resulted in cost-effective reconstruction.
